Every project starts with a phone call — no pressure, no upsell. We talk through what you want to build, your rough budget, and your timeline, and we tell you honestly whether the project makes sense and whether we're the right fit for it. If a small repair is all you need, we'll say so.
2. In-Home Walkthrough & Fixed-Price Proposal
If it's a fit, we walk the actual space. We do the discovery work upfront — measuring, checking what's behind and under things where we can, flagging the risks — so the number we give you is a number we can stand behind. You get a fixed-price written contract: scope of work, start and end dates, payment schedule, change-order procedure, and warranty terms, in plain language. The price you see is the price you pay.
3. Design & Selections
We work with experienced designers who help you choose layouts, finishes, and fixtures that fit your home and your budget — cabinets, counters, tile, plumbing trim, lighting. Design and material lead time typically runs 3 to 8 weeks before construction starts, depending on what you select; custom cabinetry and imported tile take longer than in-stock material.
4. Permits & Scheduling
We handle every required building, electrical, plumbing, and mechanical permit through the City of Orlando, Orange County, or whichever agency covers your address — and we meet the inspector on site for every required inspection. You never deal with the permit office. We'll give you a realistic permit timeline for your jurisdiction up front, because it varies by county and project type.
5. Construction — With Weekly Site Walks
One contractor owns your project from the first call to the final walkthrough — no handoff to a coordinator who's never seen your house. You get weekly site walks and a project manager who picks up the phone. As a working guide: kitchens typically run 8 to 12 weeks of active construction, bathrooms 5 to 8 weeks, and room additions roughly 3 to 6 months from permit approval — we'll give you a schedule specific to your project before work begins.
6. Final Walkthrough & Your Written 1-Year Warranty
We walk the finished project together, punch out anything that isn't right, and hand over your paperwork — including a one-year craftsmanship warranty, in writing. Every project photo on this site is from our own job sites, and the goal of every project is simple: work that still looks right when the warranty expires.
Frequently Asked Questions
Can I live in my home during the renovation?
Usually, yes. For kitchen projects we can set up a temporary kitchen area, and we sequence the work to keep as much of the home livable as possible. Many clients stay home through their remodel.
How are change orders handled?
Real change orders happen — surprise change orders don't. If an older home reveals something behind the wall, we document it and get your written approval before proceeding, so there are no surprise invoices.
What does the warranty cover?
Every project comes with a one-year warranty on workmanship, in writing. If something built or installed on your project fails within the first year because of how it was built, we come back and make it right.
Do you use subcontractors?
Yes — like most general contractors, we use licensed trade partners for specialty work such as electrical, plumbing, HVAC, and structural. That is normal and it is how the trades are licensed in Florida: an electrician holds an electrical license, not a general one. What matters is that you are not the one managing them. We select the trades, schedule them, inspect the work, and stay accountable for the result, so you have one contract and one point of contact rather than five.
