Karhan Construction & Remodeling has served Central Florida homeowners since 2010 — kitchen remodels, bathroom renovations, pool enclosures, home additions, and whole-home renovations from Orlando out to Clermont, Sanford, and Kissimmee.
(407) 821-4702 — Free Phone ConsultationCentral Florida isn't a single market — it's a dozen overlapping ones. Lake Nona is nothing like Sanford, which is nothing like Clermont, which is nothing like Winter Park. The housing stock varies by decade and the permitting agencies change every few miles. After more than thirteen years working across all of it, we know which county you're in by the floor plan.
What stays the same: we run every project the same way regardless of which town it's in. One licensed contractor on point, one fixed-price contract, every permit pulled in our name, and a real person on the other end of (407) 821-4702.
Each link below goes to a service page tailored to that city. If your town isn't listed, we still probably serve it — just call.
Every Central Florida county and city has its own permit office, fee structure, and inspection process. We pull permits in our name through the right agency for your address — Orange County BCC, City of Orlando Permitting Services, Seminole County Building, City of Sanford, City of Kissimmee, Lake County Building Services, Osceola County, or whichever municipality applies — and we meet the inspector on site for every required inspection. You don't deal with any of it.
Orange, Seminole, Lake, and Osceola County are our core service area. We've taken work in Volusia and Polk County by exception when the project is the right fit.
For Clermont, Sanford, Kissimmee, Apopka, and the surrounding suburbs — no. For projects more than an hour from our Orlando office, we'll discuss travel logistics during the consultation.
Yes. Many Central Florida communities — Celebration, Lake Nona, Hunters Creek, Avalon Park, Isleworth, Keene's Pointe — require HOA approval before exterior or structural work. We provide the documentation and plans for your HOA submission.
Yes — finish-out work, kitchen and bath upgrades, pool enclosures, and additions on newer Lake Nona, Avalon Park, and Hunters Creek homes are a regular part of our work.
