Office and professional build-outs, and HOA and community amenity projects — delivered by a licensed Florida Certified General Contractor on a fixed-price written contract, with every permit pulled in our name.
(407) 634-4099 — Free ConsultationKarhan Construction & Remodeling is best known for residential work in Orlando, but our license class and our crews cover commercial projects too. If you manage an office, a professional suite, or a community association property in Central Florida, you can hire us the same way a homeowner does — one licensed contractor, a fixed-price written contract, and permits pulled in our name.
Not every remodeling contractor can legally take commercial work, and the difference is invisible unless you look it up. Florida issues several construction license classes:
Karhan holds the CGC. That's why we can move between a kitchen remodel and an office build-out without handing your project to a different company — and it's worth verifying for any contractor you consider, on the state's official DBPR license portal.
Interior build-outs and renovations for offices, professional suites, and medical and dental practices — reconfiguring a floor plan, upgrading finishes, building out a space for a new tenant or a new use. These projects live or die on scheduling and coordination: a business still has to run while the work happens, and a landlord, tenant, and property manager may all need to sign off on the same scope.
We plan the phasing before demo day — after-hours and weekend work where it makes sense, sealed work zones and protected paths where it doesn't — so your team keeps working and your clients keep coming in.
Clubhouses, shared facilities, pool decks and enclosures, and the common areas that residents actually judge a community by. We already work inside HOA rules on the residential side across Lake Nona, Dr. Phillips, Windermere, and Celebration, so board-approval and architectural-review paperwork is familiar ground rather than a surprise mid-project.
Community projects also come with a governance reality: boards change, budgets are voted on, and residents watch the work daily. A fixed-price written contract and a single point of contact from the first call to the final walkthrough matter more here, not less.
The process mirrors our residential process, with the coordination that commercial work demands layered on:

Both. We're a Florida Certified General Contractor (CGC), which is the state's broadest construction license class — it covers commercial and residential structures alike. Our commercial focus is office and professional build-outs and HOA and community amenity projects across Orlando and Central Florida.
Often it isn't — and it's worth checking. A Florida Residential Contractor (CRC) license is limited to one-, two-, and three-family homes, and a Certified Building Contractor (CBC) is capped at three stories. A Certified General Contractor (CGC) license — the one we hold — has no such limits on structure type, height, or occupancy, and is valid in every jurisdiction in the state. Always verify any contractor's license class on the Florida DBPR portal before signing.
Yes. Commercial work usually has to fit around a business that still needs to operate, so we phase the schedule — evenings, weekends, or a section at a time with the work zone sealed off — and agree the sequence with you before demo starts. Tell us your operating constraints during the consultation and we'll build the schedule around them.
Yes. We're used to projects that need a board vote, an architectural review, or a management-company approval before work begins, and we prepare the scope documentation and drawings those approvals require. We also pull every permit in our own name and meet the inspector on site, so your board or manager isn't chasing paperwork.
We focus on interior renovations, build-outs, and amenity projects rather than ground-up commercial construction. If you're not sure whether your project is a fit, call us — if it isn't, we'll tell you straight and point you toward someone better suited.
